The Annual Service Contract (ASC) covers the following:

  • Marketing the property for rent across digital and print platforms
  • Tenant verification, including police verification
  • Drafting of lease agreement, documentation, and lease registration
  • Tenant interaction and ongoing management
  • Tracking of utility bills and ensuring timely payments
  • Reminders for Property Tax compliance and other statutory requirements
  • Property inspection and supervision of repairs or maintenance as required

We charge an Annual Management Fee, a fixed and transparent charge that ensures our team is available on your behalf 24 hours a day, 7 days a week.

  • The Annual Service Charges are priced at 12% of the Annual Rent or Rs. 25,000/-, whichever is higher.

Brokerage at standard market rates is applicable for tenant placement services, and 0.5 brokerage is applicable for PMS.

Labour and material costs for services such as painting, polishing, woodwork, repairs, and renovations are charged separately at competitive rates. ProServe's experienced supervisors and a network of trusted vendors undertake all work.

ProServe is committed to delivering services in accordance with the best industry practices. Our supervisors and vendors are trained to maintain consistent quality standards. In the unlikely event of a deficiency being identified within a reasonable time period, the service will be rectified at no additional charge.

We target a specific segment of tenants with a demonstrated history of responsible tenancy. Our process includes reviewing past employment records, obtaining a recommendation letter from the tenant's current employer, and collecting statutory ID documents such as Passport, Driving Licence, PAN Card copy, and permanent address proof and get police verification. All lease agreements are drafted with clear, legally protective language.

Our Annual Service Contract includes property inspections during the tenancy period of 11 months. A detailed inventory of all fittings and fixtures is prepared prior to handing over the property to the tenant and reviewed at the conclusion of the tenancy.
